Dubai · Commercial property advisory
A shorter list. A better address.
We are a commercial advisory, not a portal. We show you three or four units — and tell you precisely why we left the others out.
Who we are
A commercial advisorythat happens to hold keys.
Most agencies in Dubai are measured on inventory. We are measured on whether the business in front of us signed the right lease.
That changes the work. It means writing a requirement before opening a portal, arguing a rate with comparable evidence rather than adjectives, and telling an occupier to renew where they are when renewing is right.

Space we currently represent
A short, current list — not a portal feed. Every unit here has been walked, measured and checked against what its licence actually permits by the consultant who will show it to you.
Where we work
Dubai's industrial map.

Warehouses · Workshops
Al Quoz
2 units
The last industrial land inside the city — warehouses, workshops and factories behind Sheikh Zayed Road, with the automotive and furniture trades holding the older blocks.

Workshops · Building materials
Ras Al Khor
1 unit
Workshops, building-material yards and light manufacturing on Al Khail Road. The address for an operation that has to reach the city every morning.

Warehousing · Trading
Al Qusais
1 unit
Warehousing, workshops and trading units on the Sharjah side, with staff accommodation inside the same drive — which is why logistics operators cluster here.

Workshops · Airport freight
Umm Ramool
1 unit
Compact warehousing and workshop units beside the airport freight gates. Small floorplates, quick access, and rents a clear step under the Al Quoz line.

Manufacturing · Heavy storage
Jebel Ali Industrial
1 unit
Manufacturing, heavy storage and construction materials on mainland plots — immediately outside the free zone fence, and licensed to trade onshore.
Manufacturing · Distribution
Dubai Investment Park
1 unit
Manufacturing and distribution on standalone plots, with yards a forty-foot trailer can actually turn in. The default choice for regional distribution.

Large-scale manufacturing
Dubai Industrial City
1 unit
Food, machinery and metals at scale, on long-lease plots built around plant and process lines rather than pallet racking.
Logistics · Import & export
Jebel Ali Free Zone
1 unit
International logistics and re-export, nine kilometres from the quayside. The lease carries the licence, and goods store without crossing a customs boundary.
Logistics · Aviation
Dubai South
1 unit
Aviation-led logistics and distribution beside Al Maktoum International, on serviced plots and purpose-built units with room to build to your own spec.
Workshops · Trading
Al Khubaisi
On request
Older workshop and warehouse stock in Deira, taken by trading businesses that need the souk, the creek and the airport in one trip.

Manufacturing · Food
National Industries Park
1 unit
Manufacturing, food processing and logistics on the Jebel Ali corridor, at plot sizes that suit a production line rather than a store.
Marine services · Ship repair
Dubai Maritime City
On request
Marine services, ship repair and the industrial units that support them, on reclaimed land between Port Rashid and the Gulf.
Why clients choose us
Five reasons, and noneof them is inventory.
Every agency in Dubai claims market knowledge. These are the five things we can actually show you evidence of.
01
We advise before we let
Every engagement starts with a written requirement — headcount, licence, power, access, and the date you have to be operating. If the honest answer is to renew where you are, we say so, and we have lost fees saying it.
02
Our knowledge is unit-level
Not the district. The building, the floor plate, the eaves height, the substation capacity, and the loading bay a forty-foot trailer cannot actually turn into. That granularity is where an operation succeeds or stalls.
03
A third of what we transact is off-market
Around 38% of the deals we complete never reach a portal. They come from landlords and owner-occupiers we have known for years and stayed in touch with when there was nothing to transact.
04
One consultant, requirement to handover
The person who takes your brief negotiates the heads of terms, sits at the Ejari counter and walks the handover inspection. No pass to a processing team, no repeating yourself.
05
We publish our own data
Quarterly rate indices by district and asset class, comparable sets and net-yield models. Ask for the workings behind any figure we quote and you will receive them.

Client stories
Told by the peoplewho signed the lease.
“We had already seen eleven floors with two other agencies. Leila showed us three, and explained clearly why she was not showing us the others. We signed the second one.”

The Trendys view
A lease is a decision about how the next five years operate.
We have sat in enough boardrooms at the end of a search to know that the deciding factor is almost never the headline rate. It is whether the loading bay takes the vehicle you actually run. It is whether the licence you hold permits the activity you actually do. It is whether the floor plate lets the team sit the way the team works.
So we ask about the operation before we ask about the budget. It produces shorter shortlists, fewer inspections, and occupiers who are still in the same building at the second renewal.

Next step
Start with a requirement,not a viewing.
Tell us what the operation needs — headcount, licence, power, the date you must be trading — or what the portfolio has to return. We will come back with a shortlist and the reasoning behind it.
